The Capital Development Authority (CDA) is moving forward with plans to develop a large-scale residential-cum-commercial zone named Jinnah Square Downtown. Project Details and Features
The development will extend from the One Constitution Building to near the Bhara Kahu Bypass. It is designed to include a variety of infrastructure elements, such as:
- Plots for hotels and apartments
- A hospital and commercial zones
- Recreational spaces and green parks
Approximately 40% of the area will be developed, with the remaining 60% preserved as green space, intended for parks and roads.
Investment Potential and Strategic Location
The location, nestled between Rawal Dam and the Margalla Hills, is expected to be highly attractive to investors. CDA officials believe that the project has the potential to generate trillions of rupees over the next 20 years, significantly contributing to the region’s development and economy.
Progress and Next Steps
The CDA already owns over 90% of the required land for the project, with only a small portion of Malpur still under adverse possession. The proposal will soon be submitted to the federal cabinet through the Ministry of Interior for final approval.
The idea was initially proposed by CDA Chairman Mohammad Ali Randhawa during site visits, where he identified vast vacant plots suitable for such a development. If approved, international consultants will be hired to handle the planning and execution of the project.
Ongoing Infrastructure Developments
In addition to Jinnah Square Downtown, the CDA is also advancing its underpass project on Murree Road, which is expected to be completed by the end of May. The underpass will provide a direct route to Srinagar Highway, easing traffic congestion and improving connectivity in the area.
